November Construction Update: North Twenty Place

Posted on
November 30, 2024

November has been a challenging month at North Twenty Place, with both progress and unexpected setbacks. The heavy snowfall—three feet inside the building and even larger drifts outside—has presented significant obstacles. Our site team has been hard at work shoveling for over a week, with additional equipment brought in to help. While the snow and cold have delayed roof truss installation, we’ve shifted focus to tasks that can be completed despite the weather, such as work in the parkade’s mechanical and electrical rooms.

On a sunnier note, the interior parkade walls are up, and the floor slab is poured. Insulation and poly work are underway, bringing the parkade closer to becoming a warm and functional space for winters to come. SaskEnergy has also completed the natural gas hookups, providing essential heating to support progress on-site.

The 4th-floor wall framing is complete, and while roof truss installation has been delayed, all materials for the roof and the 6-car garage are on-site and ready. The extreme cold has caused equipment freezing issues, but we’ve rented specialized heaters to keep things moving. Windows are on-site, and patio doors are ready for installation as soon as snow-clearing ensures safe access.

Despite these efforts, the building remains exposed to winter conditions, and we didn’t anticipate the sheer number of challenges this weather would bring to the schedule. With the roof still unfinished, it’s clear that the projected January move-in date is no longer achievable. Over the next couple of weeks, the team will be sitting down with all trades to evaluate the schedule and determine new completion dates. Once we have this information, Josh will personally call each homeowner to discuss the updated timeline and what this means for everyone.

Even without the roof in place, our team is pushing forward with the work that can be done, though not in the way we had anticipated. We appreciate your understanding as we navigate these challenges and will keep you informed every step of the way.
